Common Repairs 

Ardenglen's main function as your factor is to manage and administer the repair and maintenance of the shared or common parts of your property as well as organising common services. Our factoring service provides low cost high quality property management.

Your title deeds also tell you what your own responsibilities are in respect of common parts of your block and your percentage share of any communal repairs. It is recommended that you familiarise yourself with them, Examples of common parts of a block include but are not limited to the roof, gutters, external walls and the main entrance doors.

The Association has delegated authority to instruct repair works to common parts in accordance with the provisions of your title deeds or such other sum as may be agreed with a majority of owners of the block. If the anticipated cost of any such item exceeds £2,000, it shall be instructed and carried out only when the work has been approved by a simple majority of the owners of the block or in accordance with the provisions of your title deeds and all of the owners have paid their share to the Association in full. 

The Association may have to undertake work which is categorised as an emergency or it considers the expense justifiable on grounds of health or safety e.g. roof repairs. This work may have to be carried out prior to you being informed.

We do not retain copies of your title deeds however; you can purchase a copy via Registers of Scotland website.
