In order to look after our homes for the future and to keep our tenants safe we complete a series of checks and investment programmes on an ongoing basis.

Gas

Each year we carry out an annual gas service to ensure gas appliances within your home are safe. This is a legal requirement for landlords.

Every year around 30 people die in the UK, with many others severely ill, from carbon monoxide poisoning caused by gas appliances and flues which have not been properly maintained. This unacceptable number of deaths would be even higher if it wasn't for the strict legislation in the UK. You can't see it, you can't taste it and you can't even smell it, but carbon monoxide can kill without warning in just a matter of hours.

The service should last around 30 minutes. If you cannot give access personally then perhaps a friend or relative can. Should you have difficulty allowing us access during the day we can make a specific appointment normally within a 2-hour time slot if you contact us in advance of your appointment date.

You will receive a series of letters from us asking you to make a suitable appointment. Should you fail to respond or provide access you could face a £90 charge if we have to force access to your home. We will also pass information to your housing officer to carry out abandonment investigations. 

Recurring maintenance and safety checks:

Electrical Safety:

We carry out an electrical test on all of our properties.  This is carried out every 5 years  to ensure that our electrical wiring is meeting the current standards. Access is required and may be forced if you do not respond to appointment letters.

Water testing:

We complete water testing in our properties to minimise the risk of legionnaires disease.

Roof Anchor Testing:

We carry out an annual test of all our roof anchors to ensure that they are fit for use by contractors accessing the roof. Roof anchors are present on some individual properties and on common roof spaces. If you receive a letter asking for access to test your roof anchor please respond urgently.

Common bin store cleans & hard landscape sweeps:

We provide a weekly bin store clean, litter pick up and sweeping of hard paved areas 

Close Cleaning:

Our Contractor undertakes a close cleaning service for residents in closes and this comprises of a weekly, 4 weekly and 3 monthly specification

Gutter Cleaning:

We have an annual cleaning programme which is usually carried out in the winter months after all the leaves have fallen from trees.

Landscape Maintenance:

Our Contractor carries out our grounds maintenance contract – working across all our locations: carrying out grass cutting/pruning/weeding/litter picking/ tree works where required.

Stair lighting:

We have a contract in place with GCC to maintain our stair lighting within our closes.

Paintwork

We have a rolling programme of common closes, front doors and external paintwork such as windows, facias and fences which we complete each year. 

Medical Adaptations

We receive funding each year from Glasgow City Council to undertake Medical Adaptations via a referral from an Occupational Therapist. These are registered on our waiting list on a date and priority basis.  Once funding is granted we carry out surveys to the properties and instruct our contractor to proceed with the works agreed with the tenant, their OT and Ardenglen. 

We aim to carry out as many adaptations as possible, however this can vary annually as we are dependant on the amount of funding we receive.

These are not exhaustive and others will be looked at on an individual basis as referred by the Occupational Therapist.

Planned maintenance

We complete stock condition survey visits to a percentage of our individual properties and common areas to determine a 5 yearly programme of replacement items such as kitchens, bathrooms, windows, front doors etc

We report these programmes in our newsletters or you can speak to your Maintenance Officer direct and if you are due any work you will hear from us in advance of any work starting to let you know what work will be completed, who is doing the work, how it will be carried out and what preparation and access arrangements are needed from you in order to complete the work successfully.
